The 2024 Pool season kicks off on the first weekend of May. Hopefully this sunny weather keeps pace and warms up the water a bit for that first swim of the season. Time to start looking for those pool access cards. Access to the pool gates will be turned on for May 3, 2024. Please reread the Pool Rules as a reminder of our collective agreed upon standards for pool participants to keep everyone safe and having a good time.
The pool contractor has gone through our systems and replaced elements we needed (lights and a few electronics), serviced our sand filters, and replaced the tiles that were broken off in the winter freeze. With a few cleanings and a few warm days the pool will be ready to go on opening day.
We had a great turnout for the Community Cleanup day on 4/20/24…we accomplished a lot in less than 2 hours. 1. Pool deck was set up; 2. Clubhouse gutters were cleaned; 3. Trash was picked out of the front Ponds; and 4. Landscape borders around the Clubhouse were repaired and re-glued. Thank you to all the volunteers (more than 20—and a lot of new faces) that showed up bright and early on a cool morning to help get us ready for the Pool Season.
For Earth Day, many of you may have seen the first of several new trees being planted as part of a tree replacement program to help us make sure we are ready as we lose older trees. For those of you not counting, we have lost more than 5 trees in the last 4 years. It is our hope that we can sustain a replanting program that puts new trees in the ground so we will always have a great looking green space as we enter our neighborhood. The 2024 planting includes: 1. A Little Gem Magnolia (1) at the front point of the third island coming in on KRB; 2. Cornus Florida Dogwood (2) flanking the new Magnolia; 3. Tulip Poplar planted by the pond on the inbound side of KRB; 4. Short Leaf Pine (2) planted up near the tree line at the top of KRB; and 5. Willow Oak (1) to be grouped with the new pine trees.
Through a good bit of research and shopping, we found a solution to the old pond fountains and have begun installation. The old pumps and lights were in a state of failure that could not be repaired. The seals failed on the old float systems and allowed water to get inside, corroding and destroying the lights and electronics. The new fountains will help keep pollen off the surface and improve the appearances of the ponds (important, as we enter high pollen season). The replacements, without lights, were significantly less expensive than the earlier quotes we had for repair/replacement (total expenses were about 10% of the estimate)
In the Fall of 2024, the Vice President for the KPHOA Board will become vacant. The Board is seeking volunteers to be placed on a ballot for election to the standard three (3) year term. The KPHOA Board Vice President's duties are listed below:
The KPHOA Board Vice President:
Shall be willing to assume the office of president in the event of resignation or inability of the president to complete their term. Upon the request of the President, be willing to stand in during meetings, audits, or other functions. In conjunction with other board members, coordinates closely with the President to oversee contracts, vendors, and management company activities. Assists the Vice-President of Grounds/Facilities with their duties. The incoming Vice President in 2024 will be expected to serve the 3 year term starting October 1, 2024 through September 30, 2027 and progress through the roles as noted in the rotational process in place for the KPHOA Board. In this case, Vice President 2024-2025, President 2025-2026, Advisor to the President 2026-2027.
Note: We still need a neighborhood watch chairperson as well.

An updated version of the guidelines has been emailed out and is also on our document page of this website.
The ARC Guidelines are pulled from the KPHOA Declaration of Covenants and are in place to provide clarification and interpretation of the Covenants, maintain consistency of implementation, and compliance in our neighborhood.
Following are the major points that were added and/or clarified from the previous version:
Clarification of building setback measurements pertaining to structures such as porches, stoops, steps, terraces, decks, patios, and the eaves of out buildings.
Clarification of roof pitch requirement for detached garage and auxiliary structures.
Clarification of fencing procedure for neighbors that wish to join with existing property fences.
Revision to reflect the relative state of full neighborhood build out to clear new build content in most areas and tied each section of the guidelines to the specific part in the Covenants.
Submission process and procedure for the review of plans and designs of improvements within the community to the ARC.

Do not drop fish caught offsite into the ponds! There is now an issue with our fish because someone has added Crappie from off-site to our ponds.
Crappie fish in a small environment like ours (and even in larger ponds/lakes) are prolific in spawning and can overwhelm other fish in the area...especially Bass and Catfish (exactly what we have stocked in the front ponds). Crappie fish are active in winter and spawn earlier than other fish. Because they spawn first, they are ready to eat the spawn of our other fish (Bass and Catfish spawn later in the season). Because the spawning of our stocked fish is interrupted, eventually our stock of fish will die out through this lack of reproduction success.
For those of you unaware, the two front ponds are connected for drainage purposes through a culvert under Kelly Ridge Boulevard. Thus, what is in one pond, is in the other also (eventually).
So, because we now have a population of Crappie in the front ponds, we are asking that if you are fishing in the front ponds and catch one, please take it home and enjoy your catch--they are considered to be one of the best tasting freshwater fish, with a flaky white flesh. Please google what a Crappie looks like. A photo was in the email sent to residents. Neighborhood policy of catch and release for Bass and Catfish is still in place.
If you happen to see anyone dropping off their catch in our ponds, please ask them to not do it. Despite the best of intentions, this might be an expensive solution to fix.
